The process of purchasing a new construction home differs from a resale home as the new construction home is often not even built when the purchaser goes under contract on the home. Typically a builder will have an onsite agent, representing the seller/developer, who provides information about the community, the amenities, the available house plans, the site plan and lots available, upgrades available and pricing.
The buyer of a new construction home is wise to work with a REALTOR®/buyer's agent who will represent the buyer's interest and work with the buyer through the process of selecting the optimum lot, house style, floor plan and options, making it a lot less daunting.
There are also builders who build 'spec homes' (a short-term for speculative homes) which are homes that are not necessarily in a new home community but are in an established community where the builder has chosen a residential homesite and has priced out a proposed house to be built on it.
